MedStar is the largest healthcare provider in the Maryland and Washington, D.C., region. With headquarters in Columbia, MD, this non-profit, community-based health system operates more than 120 entities, including 10 hospitals in the Baltimore–Washington metropolitan area.
CMSI has successfully completed multiple projects in MedStar buildings, including surgery centers in Timonium and Brandywine, and radiation oncology renovations at Good Samaritan. Based on their experiences with CMSI, MedStar trusts our expertise to plan and execute challenging turnkey projects in occupied clinical environments, especially when budget and timeline are critical.
Objectives: Tenant Fit Out for Ambulatory Surgical Center
In this joint venture project, MedStar Health and SurgCenter Development sought to establish an ambulatory surgery center within an existing shell space in Southern Maryland. With our proven track record with both MedStar and SurgCenter Development, our team was contracted to execute a tenant fit out to accommodate an ambulatory surgical center in the basement of an existing MedStar facility.
Approach: Navigating Low Ceilings in Live Hospital
We provided construction administrative / construction management services to facilitate the completion of the exterior generator work and the interior tenant improvements. This project was unique in that it had very low ceilings and limited access to the basement shell space. Even with these challenges, our team excelled in this occupied clinical environment. To minimize disruptions to the patients and medical staff, we coordinated our work to preserve functionality of the adjacent spaces. This included working off hours to coordinate installation of mechanical and electrical infrastructure, as well as crane lifting a 50-ton air handling unit onto the roof.
Results: Ambulatory Surgical Center in Basement
With our expertise of working in difficult environments, we successfully executed the construction project on a fast-paced schedule, without impacting the operational and patient work flow of MedStar’s facility. MedStar and SurgCenter Development now offer residents in Southern Maryland a conveniently located ambulatory surgical center for their healthcare needs.
